When the Plant Room Is Built First: Installing a 330 kVA Standby Generator in Plaistow

On paper it was straightforward. A 330 kVA standby generator for a building in Plaistow, East London. Concrete structure already up. Dedicated generator room already formed. An opening into that room of 2.5 m wide by 2.5 m high. Simple, you would think.

It was not.

The generator room was not at ground level. Worse, the only opening into it sat 2,700 mm above the finished floor. There was no loading dock, no slab-level doorway, and no crane path that could drop a complete set onto a base frame and walk away. A packaged 330 kVA machine — typically around 3.5–4.5 m long, 1.4 m wide, over 2 m high and several tonnes — was never going through that hole in one piece.

The only practical route

The solution was not to fight the building. It was to take the generator apart.

The set was stripped completely into component form: engine, alternator, radiator and cooling pack, base frame sections, control panel, fuel system parts, guards, and ancillary items. Each piece was reduced to something a very small pallet lifter could handle. Those sections were then lifted, one at a time, through the high-level 2.5 m × 2.5 m opening and into the room.

Inside, two overhead chain-block gantry cranes were assembled. With those in place the team could position, align and rebuild the generator in its entirety on the prepared plinth. That is not a weekend kit-build. It is a full mechanical rebuild in a confined plant room: coupling the engine and alternator, setting the cooling system, refitting the control gear, checking alignment, and making the machine whole again before any of the external systems could start.

After the machine was back together

Only then came the rest of the package. The exhaust run had to be designed and installed from the rebuilt set, through the structure, with the correct falls, supports and fire integrity. Attenuation was fitted so the plant would meet the acoustic requirements of an occupied London building rather than simply “make power.” Once mechanical and electrical completion were done, the set was commissioned and handed over.

Why this job is a reminder

Architects and main contractors often complete the concrete and leave a “generator opening” that looks adequate on a drawing. Width and height on a plan do not tell you whether that opening sits at floor level, whether a machine can be rolled or craned in assembled, or whether anyone has allowed for the weight, the turning circle, or the need to work overhead inside a finished room.

A 330 kVA standby set is a serious piece of plant. Getting it into a first-floor or raised plant room through a hole 2.7 m off the floor is not a delivery problem. It is a strip-down, lift, gantry and rebuild problem. The difference between a delayed, damaged or impossible install and a clean handover is having people who have done this before and who will take the machine to pieces rather than pretend the opening is “almost big enough.”

In Plaistow the opening was never going to take a complete generator. Knowledge of how to dismantle, lift in small sections, hang two chain-block gantries, and rebuild the set in situ is what made the project possible. The exhaust, attenuation and handover followed. The building got the standby power it needed. The hard part was never the rating on the nameplate. It was the 2,700 mm of empty air between the opening and the floor.
